What Local Development Documents are being Prepared?
Core Strategy
The Core Strategy is the principal document in the
LDF. It contains the Council’s overall ambitions and
priorities for the District and will be used to decide
what the District should be like in 2026. The Core Strategy
contains a number of strategic allocations at Dover
Waterfront, Connaught Barracks, Mid Town and the managed expansion
of Whitfield which are crucial to the implementation of the
Strategy. The Core Strategy also contains a number of Core
Policies that are applicable District wide and a separate section
on Development Management policies.
A key diagram, which is in conformity with RSS, has been
used to illustrate the Strategy. The preparation of the Core
Strategy is the LDD with which all other DPDs/SPDs need to be in
conformity.
Site Allocations Document
The Site Allocations Document will need to be in conformity with
the Core Strategy. The Site Allocations Document will be used to
identify site specific allocations and designation in Dover, Deal,
Sandwich and the rural area that will be required to deliver the
vision set out in the Core Strategy.
Development Contributions Supplementary Planning Document
This Supplementary Planning Document on development
contributions would provide certainty to developers by identifying
the District Council’s priorities in relation to affordable
housing, open space, education and community facilities rather than
dealing with proposals on an ‘ad hoc’ manner’
Dover Urban Design Guide Supplementary Planning
Document
The SPD will include an urban design
analysis of the whole Dover urban area taking account of LDF
proposals (including the proposed urban extensions) and will
provide guidance on the strengths and weaknesses in each area in
terms of urban structure and grain, improvements to the public
realm and guidance on scale, density, height and massing of new
development.
