What is the difference between listed building grades I, II*
and II?
- Grade 1 buildings are of outstanding
architectural or historic interest, and are of material
importance. Only a small percentage fall into this
category.
- Grade II listed buildings are of special
interest and the majority fall into this group. This grade
has a sub-group known as:
- Grade II*, which is given to buildings that have some extra
merit, such as an outstanding interior.
Despite this grading, it should be noted that the statutory
controls are the same to all grades of listed buildings.

Do I need Listed Building Consent to:
- Install uPVC double glazed windows in my listed
building?
Listed building consent is required and is
unlikely to be granted.
Secondary glazing is an excellent alternative and generally does
not require listed building consent.
Note: Listed buildings are exempt from the energy efficiency
requirements under Building Regulations.
- Carry out general repairs, eg to windows and doors,
roofing?
No, any like for like repair does not
require listed building consent.
Note: Repair is always the preferred option, with like for like
replacement where it is necessary.
- Change my bathroom suite/fitted kitchen
units?
No, provided it does not entail the provision
of any additional external pipe work.
- Install central heating?
You do not need
listed building consent to install/replace a central heating
system, however, consent is required for any
additional external pipe work, boiler flues or vents.
- To attach a satellite dish to the
exterior?
Yes. A discreet location is more
likely to be approved. A dish, mounted on a small pole
in the rear garden will not require listed building
consent.
- Paint the exterior of my property?
Listed
building consent is not required to repaint in the same
colour. Consent is required to paint unpainted exterior
surfaces such as brickwork or render, or to change the colour of
previously painted work.
- Erect a structure within the curtilage of a listed
building?
Provided the structure is free-standing and
not attached to any part of the listed building or curtilage
structure, eg outbuildings, walls, etc., listed building consent
will not be required. Note: Such works may require planning
permission.
Are buildings or structures within the curtilage of a listed
building protected?
Any object or structure which is fixed to the building, or is
within the curtilage of the building and pre-dates July 1948 is
also protected under the listed building legislation.
Can you recommend an architect/builder/joiner with experience
of working with listed buildings?
It is the policy of this Council not to make
recommendations. The Society for the Protection of Ancient
Buildings (SPAB) may be able to advise you, and they can be
contacted on 020 7377 1644 or on info@spab.org.uk.
Are there any grants to help with the cost of repairs to listed
buildings?
